Roughly 1,000 New Units Proposed for Bal Harbour Area

Nearly 1,000 New Units Proposed for Bal Harbour 
Developers are proposing nearly 1,000 new condo units in the Bal Harbour, Surfside and Bay Harbor Islands market.A combination of local and international developers - in unrelated projects - are proposing to construct 14 towers with combined 140 floors of units on primarily waterfront locations that front the Atlantic Ocean or the Intracoastal Waterway.
"On paper, the Bal Harbour, Surfside and Bay Harbor Islands market is one of the hottest submarkets on the barrier island for proposed condo projects," said Peter Zalewski. Buyers have been increasingly active in the Bal Harbour, Surfside and Bay Harbor Islands market for at least the last year following the January 2012 grand opening of the St. Regis Bal Harbour Resort & Residences located on 9700 block of Collins Avenue.  In 2012, buyers purchased 185 new condo units in the St. Regis Bal Harbour Resort & Residences for more than $700 million.   
With the average new condo sales price topping $1,490 Sqf at the St. Regis Bal Harbour in 2012, developers are proposing a variety of new projects in the area with differing price ranges and amenities, including the 28-story Oceana with 260 units in Bal Harbour, the 12-story Chateau Ocean with 85 units in Surfside, and the eight-story Island House with 93 units in Bay Harbor Islands. Most condo projects have already begun moving this year with delivery scheduled around 2015 or early 2016.
The glistening shores of Bal Harbour have long been one of the world’s most desired and most prestigious residential destinations. The Bal Harbour, Surfside and Bay Harbor Islands market of the barrier island stretches 20 blocks long from 87th Street north to the Haulover Beach Inlet, and the Atlantic Ocean west to the Intracoastal Waterways between South Beach and Sunny Isles Beach in Northeast Miami-Dade County.  A world of swaying palms and pristine white-sand beaches; high fashion from brands like Chanel, Versace, Dolce & Gabbana, Alexander McQueen, and Brioni; and relaxing days and evenings strolling along cafés and sidewalk bistros and sampling the offerings of the area’s most well-known chefs will be waiting for you.

What do London, Rome, Beijing, Putrajaya, Rio de Janeiro, Buenos Aires and Los Angeles have in common with Miami?  Miami along with these metropolises has been selected to host one of the races of Formula E in 2015.  Why Miami? Formula E Holdings CEO Alejandro Agag: “We want to promote the use of electric cars in cities around the world…cities that are at the front of the green button.” Formula E is a new FIA Championship for the world's first fully electric racing series. It represents a vision for the future of motoring and motorsport and innovation is the name of the game. 
The racing series will feature open-wheel cars powered exclusively by electricity that will be capable of reaching speeds of more than 135mph with zero emissions. It's designed to promote interest and investment in electric vehicles and sustainable motoring. It will be entertaining and exciting to see revolutionary racing cars accelerating from 0 to 60 mph in less than 3 seconds on the streets of Miami. The track in Miami is tentatively set to run around Biscayne Boulevard and the American Airlines Arena, through Southwest 12th Street and Southeast Second Avenue, turn right on Southwest 14th Street and down back to Bayshore Drive and back to Biscayne Boulevard.
The Andretti family will organize this race featuring electric cars on the streets of Miami in March 2015. Andretti Sports Marketing announced Friday that it had been appointed by Formula E to conduct the race. Fox Sports will televise the races, which begin next September.
It is becoming almost predictable to see Miami be selected as a chosen venue for worldwide events.  The more international events our city hosts the more our real estate market will continue sizzling!

Miami Luxury Real Estate Sales Rose 36% This Year
The number of condominiums and single-family homes sold for $1 million or more in the Miami rose 36 percent this year through October from the same period a year earlier according to data from the Miami Association of Realtors.  Miami is in with the in-crowd now debuting on Christie’s International Real Estate’s list of top 10 luxury residential markets. In naming the choicest markets, Christie’s selection criteria included cities’ gross domestic product; number of billionaire residents; their tally of Fortune 500 company headquarters; performance on S&P/Case-Shiller Home Price indices; position on the AT Kearny Global Cities Index; ranking on Swiss bank UBS’ list of most expensive cities; Globalization and World Cities Research Network rankings; and the presence of a Christie’s affiliate.
Miami is on the radar across the world. And now the ultra rich are coming not only for vacations but to stay and enjoy all what the city offers. Luxury real estate’s is emerging as the new global currency and Miami’s rolling in it. All these investments have begun to call attention so much so that Forbes for instance noted that just a team of two agents, the Jills, attained an impressive $500 million in sales this year – that’s half-a-billion dollars worth of luxury properties and they only represent a small porcentage of all the billions of dollars sold in real estate.  
In another sign that Miami’s real estate market is sizzling, a new reality television show,Hot Listings Miami, debuted last August. These potential buyers are A-list celebrities, athletes, and movers and shakers who roll up to open houses in Lamborghinis or on 70-foot-long yachts. 
Last week during the Art Basel many receptions were held to introduce and celebrate some of Miami’s most expensive projects. Among them the Faena Miami Beach a project that will feature an 18-story tower with 47 residences priced at $3 million to $50 million, two luxury hotels and an arts center designed by Pritzker Architecture Prize winner Rem Koolhaas.  Although it is not public record, Bloomberg revealed that some of the advance buyers of Faena include Goldman Sachs Group Inc. CEO Lloyd Blankfein and Apollo Global Management LLC co-founder Leon Black.
 
Investors are considering Miami’s luxury real estate not only as a safe opportunity to place their money with a reasonable expectation of appreciation but also as an opportunity to literally enjoy that very investment.

As reported by CNN, with over 250 of the world's leading galleries on show and in excess of 50,000 attendees, Art Basel Miami Beach can make a legitimate claim to being America's leading art fair. Art Basel shines a terrific spotlight on the city and everyone in fashion and art is seeing Art Basel Miami Beach as an enormous opportunity to further their career. Likewise, Developers, brokers and other real estate players strategically positioned themselves to capture attention from Art Basel Miami Beach customers making the most of the occasion.
More than 20 real estate events were held throughout Miami-Dade County during Art Basel week. Lofts in Miami
According to Anaïs Nin, “We don't see things as they are; we see them as we are”.  What do people see in Lofts that makes them love them or hate them?  When it comes to lofts I have seen people only in either extreme. 
 
There is not much of a neutral ground here.There are those who completely love them or fully hate them. Lofts mean wide-open spaces, floor-to-ceiling windows with city views and doubly high ceilings.
In most cities, empty downtown warehouses get converted into such urban chic residences with leftover accents to the building's industrial roots: lots of concrete, exposed pipes and air ducts, and unfinished floors. 
In Miami, however, condo developers seek to recreate such spaces with new apartments designed as lofts featuring open plans and wall-to-wall windows.
There are the occasional industrial-style lofts in buildings west of Biscayne Boulevard towards Wynwood.
But by a look at what's on the market right now, those more authentic lofts are snapped up fast.
