23,000 New Units in 173 Towers and Counting in South Florida
Numbers perhaps can tell better than anyone else the story of the South Florida Real Estate Market right this moment. As of today, there are at least 173 new condo towers proposed with nearly 23,000 units available in the near future. Of those 173 projects, 4 have been completed, 74 are in pre-sales and now 40 are currently under construction. As recently reported by CVR, construction began on the 40th condo building last week. On October 2nd the developer AGM Aria hosted a ground breaking ceremony for the proposed ocean front 21 unit complex in Miami Beach called 321 Ocean Drive.
All this push for new condo construction is nothing but the answer of the market for the high demand and dwindling available inventory in Miami. The better news is that this time properties will not go underwater since now most condo projects are using the Latin American model of taking larger deposits from buyers frequently leaving only a 50% or less balance for closing.
